Points are neither automatically good nor bad. Their value depends on the upfront cost, monthly savings, and how long the borrower keeps the mortgage.

Use this formula:

Break-even period = cost of points divided by monthly payment savings.

If points cost $5,000 and reduce principal and interest by $85 per month, the simplified break-even period is approximately 59 months. Selling or refinancing before that point could prevent the borrower from recovering the upfront expense.

Mistake 5: Treating Preapproval as a Comfortable Budget

A preapproval estimates how much a lender may be willing to finance. It does not determine how much a household can comfortably spend while meeting retirement, childcare, healthcare, transportation, debt, and savings goals.

A homebuyer should calculate the complete payment, including property taxes, homeowners insurance, mortgage insurance, association fees, utilities, maintenance, and repairs.

Buying at the top of a preapproval can leave little flexibility after a job change, medical bill, vehicle replacement, or major home repair. A lower purchase price may be financially stronger even when a larger mortgage is available.

Mistake 6: Expecting to Refinance Soon

Some buyers accept an uncomfortable payment because they expect rates to fall. Refinancing later is possible, but it is never guaranteed.

The borrower must still qualify based on future income, credit, debt, equity, property value, and lender standards. A refinance also creates new closing costs and may extend the repayment timeline.

Select a loan that works under its original terms. Consider a future refinance an opportunity rather than a necessary rescue plan.

Fixed-Rate Mortgage vs. Adjustable-Rate Mortgage

A fixed-rate loan keeps the same interest rate for the scheduled term. An adjustable-rate mortgage generally begins with a rate fixed for an introductory period, after which it may change.

An ARM can offer a lower initial payment, but the future rate depends on its index, margin, adjustment schedule, and caps. The maximum potential payment should be affordable.

The difference is about $115 per month and more than $41,000 across 360 scheduled payments. This simplified illustration excludes taxes, insurance, association fees, mortgage insurance, and closing costs.

The true difference will change if the borrower makes extra payments, sells the home, or refinances. Still, the example shows why comparing even modest rate differences matters.
