Mortgage Cost and Pricing Breakdown

Interest Rate vs. APR

The interest rate determines the interest charged on the outstanding principal. APR is a broader measure that includes the rate and certain costs associated with obtaining the mortgage.

The Consumer Financial Protection Bureau explains that APR may include discount points, mortgage broker fees, and other charges. It is generally higher than the note rate.

Use APR when comparing similar loans, but also examine itemized costs and expected ownership time. APR may assume the borrower keeps the mortgage for its full term.

Discount Points vs. Lender Credits

Discount points require paying more at closing to obtain a lower interest rate. Lender credits reduce certain upfront costs in exchange for a higher rate.

Calculate the break-even period before buying points:

Break-even months = upfront point cost divided by monthly payment savings.

If points cost $6,000 and reduce the payment by $100 per month, the simplified break-even point is 60 months. Selling or refinancing before that point may prevent the buyer from recovering the upfront expense.

Lender credits can preserve cash for emergencies, but the higher rate may cost more when the mortgage remains in place for many years.

30-Year Fixed vs. 15-Year Fixed

A 30-year fixed mortgage normally produces a lower required monthly payment. A 15-year fixed loan generally offers a lower interest rate, faster equity growth, and less lifetime interest.

The 15-year payment can be substantially higher. It should fit comfortably alongside savings, healthcare, education, transportation, and other obligations.

A buyer may choose a 30-year mortgage and make optional additional principal payments when affordable. Confirm how the servicer applies extra payments and whether any prepayment restrictions exist.

Fixed Rate vs. Adjustable Rate

A fixed-rate mortgage keeps the interest rate unchanged throughout the scheduled term. An adjustable-rate mortgage generally offers an introductory fixed period followed by potential adjustments.

The principal-and-interest amount shown by a mortgage calculator is not the complete payment. Property taxes, homeowners insurance, mortgage insurance, flood coverage, and association fees may be added.

Ownership also creates maintenance, repair, utility, and replacement costs that do not appear on the lender’s statement.

A fixed mortgage rate stabilizes principal and interest, but the total payment may rise when taxes, insurance, association fees, or escrow requirements change.

Compare the Five-Year Cost
